Senior Project Manager - Civil & Interior Fit Out Projects

Role & Responsibilities We are seeking a highly disciplined, accountable, and execution-focused Senior Project Manager to independently lead civil and interior fit out projects from mobilization to final handover. The role requires complete ownership of project delivery, including client coordination, execution planning, resource management, site supervision, quality compliance, timeline adherence, and stakeholder alignment. The successful candidate will be responsible for driving timely project completion through effective planning, coordination, and proactive problem solving.

Core Responsibilities

1. Absolute Project Ownership & Client Management

• Serve as the primary point of contact for the client and their representatives (PMCs), translating their vision and requirements into actionable site directives.
• Take complete, uncompromising ownership of the projects success, ensuring completion strictly within the agreed-upon timeline and budget.
• Lead by example with unwavering discipline, strict daily punctuality, and a rigorous approach to site management and team accountability.

2. Comprehensive Stakeholder Coordination Act as the central hub of communication across all project phases:

• Design & Engineering Consultants: Coordinate with Architects, Interior Designers, MEP, and Structural consultants to clarify design intent, resolve drawing discrepancies, and prevent service clashes (e.g., HVAC vs. false ceilings).
• Site Execution Teams: Direct Site Engineers, Supervisors, and specialized subcontractors (civil, carpentry, electrical) to ensure they have the exact drawings, materials, and manpower required to hit daily targets. Ensure strict adherence to site safety (HSE) protocols.

• Commercial & Supply Chain Coordination: Accurately forecast and quantify material requirements based on client-approved scopes and working drawings. Collaborate proactively with the procurement and logistics departments to synchronize material deliveries with the master project schedule, ensuring uninterrupted site progress.

3. Schedule Management & Rigorous Reporting

• Develop comprehensive, baseline project schedules and micro-schedules.

• Share and consistently update these schedules with all relevant stakeholders as required. • Break down the master schedule into weekly and daily execution targets.

• Monitor actual progress against planned progress and implement recovery plans whenever delays are identified.

• Maintain a look ahead plan highlighting upcoming activities, material requirements, and constraints.

• Mandatory tracking and submission of progress reports without fail: o DPR (Daily Progress Report) o WPR (Weekly Progress Report) o MPR (Monthly Progress Report)

4. Site Deviation & QS Management

• Proactively identify any on site deviations from the original scope or working drawings.

• Immediately report deviations to the internal Quantity Surveying (QS) team to evaluate cost and timeline impacts.

• Secure formalized approval from the client for all deviations before execution.

• Upon client approval, provide the finalized, updated quantities to the commercial teams.

5. Technical Execution & Drawing Interpretation

• Demonstrate high proficiency in reading, interpreting, and executing detailed architectural, structural, and interior working drawings.

• Possess the technical capability to make slight CAD adjustments, on-site markups, or practical design modifications as required by site conditions, without waiting for external design interventions.

Standard Qualifications & Requirements

• Education: Bachelors Degree or Diploma in Civil Engineering, Architecture, Interior Design, Construction Management, or a related discipline. Equivalent professional experience in managing large-scale interior fit-out projects will be considered.

• Experience: 6+ years total experience with minimum 3 years independently managing interior fit out projects.

• Software Proficiency: Proficient in AutoCAD (for reading and modifying drawings), MS Project, and standard Office suites (for DPR/WPR/MPR reporting).

• Communication: Exceptional verbal and written communication skills to handle client expectations, cross consultant coordination, and internal reporting clearly and professionally.
