Atul Projects India Private Limited is a leading name in the Real Estate industry. We are seeking a dynamic, highly experienced professional to lead our facility management operations in Mumbai.

Key Responsibilities

1. Operations & Maintenance

• Lead all hard and soft services including HVAC, electrical, plumbing, fire safety, lifts, housekeeping, security, and landscaping.
• Implement robust preventive and predictive maintenance programs to maximize asset uptime.
• Monitor Annual Maintenance Contracts (AMC) and ensure strict SLA adherence from all service vendors.

2. Compliance & Safety

• Ensure 100% statutory compliance across all facilities (Fire NOC, lift licenses, electrical inspectorate, labor, and environmental norms).
• Drive an Environment, Health, and Safety (EHS) culture; conduct regular safety drills, audits, and risk assessments.
• Maintain flawless documentation for internal/external audits and regulatory inspections.

3. Financial & Vendor Management

• Prepare and efficiently manage annual OPEX and CAPEX budgets for facilities.
• Drive cost optimization initiatives through energy saving, tactical contract negotiation, and resource planning.
• Oversee vendor empanelment, evaluation, contract management, and performance reviews.

4. Tenant & Stakeholder Management

• Serve as the single point of contact for tenant escalations related to facilities.
• Ensure quick, TAT-based (Turnaround Time) resolution of complaints through ticketing and CAFM systems.
• Coordinate cross-functionally with property management, projects, and leasing teams for seamless property handovers and fit-outs.

5. Team Leadership & Reporting

• Lead, mentor, and develop a high-performing team of facility managers, engineers, and support staff.
• Publish regular MIS dashboards covering energy consumption, cost/sqft, uptime, and compliance status.
• Support smooth property transitions from the developer phase to active operations.

Desired Candidate Profile

• 12+ years of solid experience in Facility Management specifically within the Real Estate or Property Management sector.
• Deep technical knowledge of building management systems (BMS), structural assets, and soft services.
• Strong leadership skills with a proven track record of managing large on-ground teams and diverse vendor networks.
• Exceptional financial acumen for budget management and cost-saving drives.
