Job Role
This role requires deep market understanding, a strong network across developer ecosystems, and the ability to identify and execute commercial investment opportunities across multiple geographies.
The position involves building and managing a high-performing acquisitions team, overseeing deal sourcing, evaluation, negotiation, and closure while ensuring alignment with the organizations investment objectives and return expectations.
This is a strategic national leadership role, responsible for scaling the acquisitions portfolio across the country and strengthening institutional relationships with developers, intermediaries, and investors.
Key Responsibilities
1. Strategic Leadership & Planning
- Define and execute the national real estate acquisition strategy aligned with business goals.
- Identify high-growth commercial markets and emerging zones across India’s metros and tier-II cities.
- Set and monitor KPIs for sourcing, underwriting, deal closures, and portfolio performance.
- Drive collaboration across investments, legal, finance, and asset management teams to ensure seamless execution.
2. Market Intelligence & Developer Relationships
- Maintain a deep understanding of commercial real estate trends, developer ecosystems, and demand hubs across regions, including NCR, Mumbai, Pune, Bengaluru, Hyderabad, Chennai, Ahmedabad, and other key cities.
- Build and nurture strong relationships with developers, REITs, international property consultants, brokers, and intermediaries nationwide.
- Stay informed on zoning regulations, infrastructure developments, and government initiatives impacting commercial real estate growth.
- Leverage relationships to source exclusive and off-market acquisition opportunities.
3. Deal Sourcing & Pipeline Management
- Lead and oversee deal origination efforts across asset classes such as offices, retail, warehousing, healthcare, and data centres.
- Review and guide underwriting, financial modelling, and feasibility analysis for new acquisitions.
- Ensure robust pipeline tracking and consistent deal conversion performance across regions.
- Drive sourcing efficiency through structured evaluation frameworks and standardized processes.
4. Transaction Evaluation & Due Diligence
- Supervise comprehensive due diligence — financial, legal, technical, and environmental.
- Review investment proposals and deal structures, ensuring risk mitigation and value optimization.
- Ensure adherence to internal governance and Investment Committee requirements.
- Collaborate closely with cross-functional teams for deal documentation, compliance, and funding readiness.
5. Negotiation & Deal Closure
- Lead negotiation strategy and closure of high-value commercial transactions.
- Secure favorable commercial terms while aligning with business objectives and regulatory norms.
- Oversee transaction execution to ensure timeliness, quality, and documentation accuracy.
6. Governance, Reporting & Team Development
- Develop acquisition playbooks, approval matrices, and process SOPs to institutionalize discipline.
- Prepare regular updates, MIS reports, and presentations for leadership and investment committees.
- Build and mentor a team of acquisitions professionals, fostering performance excellence and collaboration.
Qualifications & Experience
- Relevant years of experience in commercial real estate acquisitions / investments /development, preferably with pan-India exposure.
- MBA or Postgraduate degree in Real Estate, Finance, or Business preferred.
- Proven track record of sourcing, negotiating, and closing high-value commercial real estate transactions.
- Strong network of developers, consultants, and investment intermediaries across India.
- In-depth understanding of market dynamics, pricing trends, and leasing patterns across major metros and emerging cities.
- Strong financial, analytical, and negotiation skills.
- Leadership experience managing multi-regional teams and large-scale acquisition portfolios.

- Total acquisition value and volume (monthly/annual targets).
- Deal conversion ratio from pipeline to closure.
- Achieved returns vs. underwriting (IRR, yield, capital appreciation).
- Depth and quality of national developer relationships.
- Team performance and process efficiency.
- Compliance and governance adherence.
